Tenant Procurement & Screening:

Navarre Real Estate Source’s tenant screening requirements feature some of the highest standards in the industry. Our goals are to procure the highest quality tenants for our owners with the potential of longevity, resulting in well kept properties, and happy homeowners!

  • Qualified applicants must have a credit score of at least 680 and clear a national-level background check. (Includes criminal and eviction history)
  • Positive rental references required.
  • Valid drivers license and email address.
  • Employment verification includes 3 months history, and requires a minimum income requirement of twice the rent amount
  • All non-married occupants over the age of 18 must submit individual applications, be approved individually & listed on lease.

Your Rental listing will be  featured on the Navarre Real Estate Source website, and the Multiple Listing Service (MLS), and syndicated to (but not limited to)

Initial Evaluation:

We conduct a FREE initial inspection and evaluation including tips on how to achieve maximum Return on Investment (ROI) when leasing your home.  The Navarre Real Estate Source Property management team will work with you on setting the benchmark for how your home should look before, during, and after each tenant.  We want to make sure your home is showcased in its best possible light.
 

Above and Beyond:

Is your home saying it is time to renovate? Do you not have the time? Are you not close by to do so? We have you covered.

The NRES property management team has a long list of vetted vendors to make sure the job is done properly. We inspect, make recommendations, solicit and present bids. Once you are happy and want to proceed forward, we will oversee the renovation which includes:

  • Daily check in and updates
  • Photos including before, during and completion
  • Quality control
  • Contractor accountability

If you want to be completely hands off during remodel, we can do that. Otherwise, we will keep you involved every step of the way because we value your input.

Afterall, it’s YOUR house!!
 

Costs:

Set Up Fee is 25% of a full month’s rent which is a onetime fee collected from the first months rent. The Property Management fee is 10% of the rent, collected from rental proceeds. You do not pay anything upfront!

  • No additional administrative charges between tenant change overs!
  • No mandatory maintenance fund required.
  • Management fee’s are only collected when property is rented.

Rental proceeds are directly deposited into owners accounts, with maintenance invoices provided monthly (if applicable).

For ease at tax time, owners 1099’s are electronically provided along with a maintenance and management fee summary shortly after the first of the year.
