12 Tips for Selling Your Property

Before you put your property on the market, ask your Real Estate agent for guidance on improving your properties presentation. Your agent can fill you in on what buyers expect in your particular market and at your home’s price point. The following 12 tips are a way to get a head start on preparing to sell your property.

Increase your curb appeal
To make sure buyers want to see the inside of your home, make sure the outside is well kept, inviting and tidy. It’s important to touch-up or completely repaint trim, edge along sidewalks and paths, keep the grass cut, maintain flowers and shrubs and keep the yard tidy. You never know when curious buyers will drive by.

Get rid of clutter
You want to try and maximize the space in your home, the more clutter, the more uncomfortable things will feel. A cluttered home can make your home feel a lot smaller than it is. Go through all of your stuff and clear out the non-essential items. Even if you don’t want to go through all of your stuff now, make sure you at least put things away in places where the buyers won’t be looking. Rent a storage place if needed.

Paint interior
If your going to paint the interior, stick with neutral colors. Neutrals don’t distract and they allow potential buyers to imagine their things in your home. Maybe go with off white and light creamy colors.

Make sure you take good photos
The pictures you use on your listing could make or break your sale. They’re the first thing anyone sees. If you’re not a photographer, consider hiring a professional. Good listing photos can make the difference when it comes to getting buyers over to your house.

Make repairs
Before you put your home on the market, make any minor repairs that could give buyers second thoughts about the home. Making small repairs throughout the home can give buyers the impression that the home is well-maintained.

Clean
Do a thorough clean of your home. Start at the top, the attic or second-story rooms, and work your way down. Clean the ceiling light fixtures first, scrub woodwork and walls and finish with floors. As you work your way down, ensure that each room is completely clean before moving on to the next. Try not to drag dirt from one area back into the place you just cleaned.

Take advantage of good lighting.
A bright home is more inviting to buyers. Let the sunlight in if possible. If your home is dim, add some better lighting. Even buying brighter light bulbs can help. When you have a scheduled showing, make sure all of your curtains are drawn and lights remain on.

Consider a professional cleaning.
Make sure your kitchen and baths are spotless. Buyers will pay closer attention to these areas. In addition, make sure your carpets are as clean as possible. If need be consider having your carpets professionally cleaned. Spending a couple hundred could save you thousands by preventing the buyer from thinking they need to replace the carpets immediately.

Address all odors.
Smell is powerful, and can easily drive someone away from buying your home. In some cases you may not even realize there is a smell. Ask a friend or your Realtor if there are any unpleasant odors, like pet or cooking odors and address them before you show.

Make your kitchen appealing.
According to HGTV, the kitchen can make or break a buyer’s impression of the property’s interior. Even inexpensive updates such as paint and hardware can help spruce up an otherwise outdated space.

Don’t forget the backyard
Keep your backyard looking spacious and functional. Plant or pot colorful flowers and keep the landscaping trimmed and neat. Consistently pick up after your pets so buyers feel comfortable touring the yard.

Take your pets somewhere for showings.
It’s hard to imagine, but some people just don’t like animals. Take the pets somewhere safe and comfortable, like a friend’s home. Having evidence of your pet, including their odors can be a real turn off to some people.

Home Buying Tips for 2019

Buy

Purchasing a home can be overwhelming and stressful, but with Navarre Real Estate Source, we strive to make the process as easy as possible. We guide our clients through the process step by step, never leaving them wondering where to go next.

Here are easy home buying tips for 2019:

Check Credit Score: A higher credit score will allow you to get a lower interest rate when you get pre-approved with a lender. Additionally, it impacts how much a lender will loan you.

Get Pre-Approved: It is important to know how much you can afford when looking for your property. Getting your heart set on a property that is not within your budget can be heart-breaking. Find out how much you can comfortably afford.

Create a Must Have List: Is a A+ school important to your family? A large kitchen? Swimming pool? A large bathroom with his and her vanities? Creating a list will allow Navarre Real Estate Source agents to narrow down properties to show you within your price range.

Save for a Down Payment: A down payment on a home is typically 20%, depending on the loan type you select. If you put less than 20% of a down payment, PMI (private mortgage insurance) may be applied to your loan. If you are a service member, a veteran, or eligible surviving spouse, you may qualify for a VA Home Loan, which can provide 100% financing.

Budget for Fees: Budget for extra costs that the seller may not pay for, including appraisal fees, inspection fees, closing costs, property taxes and home insurance. Other fees that will not be covered by the seller are utility hook-up fees, HOA fees, etc.

Take Your Time: Don’t rush into purchasing a home. Finding the perfect home for you and your family will take time. The process after making an offer is also time-consuming, don’t let this discourage you from buying a home.

Finding the Right Real Estate Agent: Navarre Real Estate Source’s team of knowledgeable Real Estate agents are here to help you from beginning to end. Our mission is to help you find the perfect home.

9 Home Staging Tips

If you’re looking to sell your home, properly staging it can make all the difference. Your home staging efforts should be designed to appeal to the widest possible range of buyers.

According to a 2017 National Association of Realtors study – 77% of buyers’ agents said staging made it easier for buyers to visualize the property as a future home, and one-third said that staging a home increased the dollar value between 1 – 5% compared to other similar homes on the market that are not staged. The study also found that the most important rooms to stage are the living room, kitchen, master bedroom, and dining room.

Here are 9 tips for staging your home that will have a positive impact on its price and appeal:

1. Highlight the home’s best features

Show what sets your home apart from the rest. For example, if your home has a fireplace, arrange the furniture to make it a focal point. If your home has a pool or spa, stage the area with neutral patio furniture, so you don’t detract from the water feature.

2. Lighting

Take advantage of your home’s natural light. Open all curtains and blinds when showing your home. Add supplemental lighting where necessary. Outdated or broken light fixtures can be cheaply and easily replaced. If you think your existing fixtures are fine, make sure to dust them, clean off any grime and empty out the dead bugs. Replace any blown bulbs.

3. Remove family photos and other sentimental items

Before you invite buyers into your home, it’s important to remove personal collections, sports memorabilia, family photos, and other personal items. Doing so helps potential home buyers envision themselves in the space.

4. Declutter and remove any trash

Make sure your trash cans are empty, and toilet lids are down. Ensure your closets aren’t overflowing with belongings. Remove all clutter from living areas and consider using air fresheners throughout your home, especially near pet areas and bathrooms. If you have cats clean the litter-box daily. If you have dogs make sure they smell clean and you wash the linens they lay on are cleaned often.

5. Consider the curb appeal

The lawn should be mowed, and leaves raked. Consider a hanging or potted plant for the entrance. Sweep the porch, walkways, deck, and ensure the garbage and recycling are tucked neatly away from the front of the house. You could also scrub the front door, porch, steps and outside railings.

6. Furniture

Ensure the furniture is the right size for the room, and try not to clutter a room with too much of it. Furniture that’s too big will make a room look small, while too little or too small furniture can make a space feel cold.

7. Neutralize

Something as simple as a paint job or carpeting can be a deterrent for potential buyers. Taupes and grays are ideal for creating a neutral color palette. Tans, whites & creams are also popular.

8. Walls and Ceilings

Cracks in the walls or ceiling are red flags to buyers as they may indicate foundation problems. If your home does have foundation problems, you will need to either fix them or alert potential buyers to them.

9. Finishing Touches

Add any last-minute touches that will make the home seem warm and inviting. This could include fresh flowers, letting fresh air into the house for at least ten minutes beforehand or putting new, plush, nicely folded towels in the bathrooms.

Staging your home when selling will allow prospective buyers to see themselves living in the property. Sell your home quickly with Navarre Real Estate Source. Contact us today!

Should I Rent or Buy a Home?

Buy

Debating on renting or buying a home? There are many options to consider when it comes to Navarre Real Estate, and putting your hard-earned money into someone else’s investment usually isn’t the best one. A quick look at the Navarre MLS will easily show you that our current rental market is very tight. If you are on a restricted budget, have pets or special needs, you easily could find yourself with very limited options. However, you may have more options available than you realize. Let’s talk about buying a home, and some of the benefits.

With today’s current interest rates, it is quite possible for you to own a larger and nicer home for equal or less than what you currently pay in rent. Many people believe they are stuck renting because they cannot afford the down payment to purchase their own home. In reality, buying a home is easier than ever, with the right help. There are several programs available today that make home ownership far more achievable. If you are a veteran, you may qualify for 100% financing with a 620 or higher credit score through the VA. With a great Real Estate agent, you may be able to get your closing costs paid (or even get money back).

If you are not a veteran, you may qualify for an FHA loan with a down payment as little as 3.5% for a credit score of 580 or higher. (Your credit score can be between 500 – 579 if a 10% down payment is made.)

There are also tax exemptions for homeowners that are not available to renters. These include: Local taxes, Real Estate Tax, the interest on your loan, and the Florida Homestead Exemption which is up to $50,000! Taking advantage of these tax benefits could save a great deal of money.

When you’re a tenant in someone else’s home, you are paying down their mortgage. You are putting your money into their investment – you’re a part of their long-term wealth strategy; wouldn’t you rather build your own? When you own your home, you upgrade and repair it as you like, while adding value to your investment!  You can enjoy a relatively stable monthly payment with a fixed mortgage.

As a tenant you could face:

  • Yearly rent increases.
  • Unforeseen relocation. (What if Landlord sells the home?)
    • Rent inflation can force you to settle on a substandard home.
    • Rental availability – will there even be decent homes on the rental market when you need them?
  • Being forced to live in a home in disrepair while waiting on a negligent landlord.
  • Inability to upgrade or customize home.
  • Pet restrictions.

Home ownership provides security and peace of mind. When you own your home, you know it’s YOURS. With the right real estate agent to guide you, buying a home can be the best decision you make towards gaining control over not only your net worth, but your QUALITY OF LIFE!

If you are ready to begin your home search, you can rest assured you have found the best real estate agency in Navarre to help you. Whether you are seeking to access the Navarre MLS, need help prequalifying for a mortgage, or assistance finding your forever home… we’re here to help.
